Co-Founder · Broker-in-Charge, KB Fisher & Co
Brian helps buyers and sellers understand what deserves attention in a home and what it means for the decision they’re making. His career began in title and settlement services in 1998 and has included new-home sales, project management, residential construction and brokerage.

The property and the decision
Knowing what deserves attention.
When Brian looks at a home or reviews an inspection report with a client, he considers how the house was built, how it functions, and what the findings could mean for the person buying or selling it.
He helps clients sort through cosmetic concerns, maintenance items, and issues that deserve closer investigation. A repair request may call for a better understanding of the work involved. A question about a lot or title may need to go to the closing attorney. He helps identify what needs to be answered and who should be involved.
Brian takes time to explain technical details in plain language. His guidance helps clients use the findings from their home inspector, engineer, contractor, attorney, or other specialist to understand their real-estate options.
Working with Brian
Buying and selling with Brian.
Preparing a home for sale
Before a seller starts making repairs, Brian helps consider what the house needs, which work is likely worth doing, and how those choices fit the plan for bringing it to market.
That includes looking at condition issues that may come up during inspections and identifying where more information would help. The goal is to give the seller a reasonable basis for deciding where to spend time and money.
When inspection findings lead to repair requests or credits, he helps the seller understand the request, consider the available information, and negotiate a response. His construction and transaction background is particularly useful when property condition makes a listing more complicated.
Understanding a home before buying
Brian helps buyers look beyond the photographs and consider what owning the property may involve. That includes the home’s condition, possible repair needs, and questions worth investigating during due diligence.
When an inspection report arrives, he helps clients work through the findings in context. Some items may involve ordinary upkeep. Others may need a specialist’s evaluation before the buyer can understand the implications.
He helps buyers decide what further information to seek and how the findings affect their choices about repairs, negotiation, and moving forward with the purchase. His approach gives clients room to ask questions and take concerns seriously without treating every item as a crisis.
Experience
Experience from several sides of real estate.
Brian started with the work behind a real-estate transaction: title, lot acquisition, and post-closing details. Later roles took him into new-home sales, project management, and ownership of a residential construction and renovation business.
That progression informs the questions he asks today about a property’s condition, the work a repair could involve, and how those findings affect a purchase or sale. He now applies that background through his work as a real estate broker and KB Fisher & Co’s Broker-in-Charge.

How we work together.
Brian and Kay work together on decisions that involve the property, the market, and the move itself. Brian’s property-condition and transaction background works alongside Kay’s strategy, marketing, market timing, and understanding of how a home and community will fit a client’s life.
For a seller, that may mean considering preparation and pricing together. For a buyer, it may mean looking at a home’s condition alongside its location, everyday use, and the buyer’s longer-term plans. Both perspectives are available through their work at KB Fisher & Co in Cornelius.
