Sometimes it helps to talk before you’re ready to list. Kay focuses on how the home should show, where it should be positioned in the market, what price makes sense at that point in the market cycle, and how the timing of the sale affects whatever comes next.

When a seller also needs to buy, the sale and purchase become one strategy. Kay works through the order of decisions, the seller’s market position, and what needs to happen for them to be ready to act when the right next home comes along. The goal is to protect the financial side of the move while keeping the process as manageable as possible.

Considering a move to Lake Norman

For relocation clients, Kay enjoys helping people get to know Lake Norman and seeing them begin to recognize where they could feel at home. She helps them understand the differences between the communities, neighborhoods, and parts of the lake, and asks why each preference matters because the answer can change the search.

For a waterfront buyer, that might mean talking about how they picture using the lake. Someone who wants to wakeboard or jet ski may think differently about main-channel access, protected water, and nearby boat traffic than someone who imagines kayaking from the dock or wants more privacy. If a pool matters, shoreline buffers and the usable area of the lot become part of the conversation too.

The same thinking applies away from the water. A request for a big yard might really mean a sunny place to garden, privacy, room to entertain, or a flat area for outdoor use. Kay also notices how a home works on an ordinary day — where things get put away, how rooms connect, and whether the outdoor spaces are places someone would really use.

Kay began her career in new-home sales in the Charlotte/Lake Norman market in 2001. She enjoyed working with buyers, but over time realized that the people she worked with often looked to her for guidance even though her responsibility was ultimately to the builder. She wanted her professional reputation to rest more directly on her own judgment, communication, and follow-through. That was a major reason she became licensed in 2008 and moved into residential brokerage.

She worked with a small independent brokerage from 2008 to 2012, then with Keller Williams from 2012 through 2022. During her years with Keller Williams, Kay served on the Agent Leadership Council and held education and growth leadership roles within the Cornelius market center.

In 2023, Kay and Brian Fisher co-founded KB Fisher & Co, giving them the opportunity to build an independent firm around the way they wanted to serve clients.

Kay holds a marketing degree from Clemson University and completed early internships with a national homebuilder and a real-estate developer.

Within KB Fisher & Co, Kay brings strategy, marketing, and a close understanding of the area. Brian adds experience in residential construction, new-home sales, and settlement services. Clients can draw on both perspectives as they work through a move.

Kay has been involved in Lake Norman community organizations for more than a decade, with work spanning schools, conservation, housing, the arts, and local nonprofits.

She serves on the board of the Neighborhood Care Center in Cornelius and organizes the annual Jetton Cove food drive supporting the center’s Manna for Life program. She created the neighborhood drive as a model that other neighborhoods could adapt. Kay also co-chairs Eco-Davidson, a collaboration of local nonprofits, small businesses, and community members that shares programs and initiatives happening around Davidson and the greater Lake Norman area.

Earlier roles have included leadership and board service with Davidson Lands Conservancy, Our Towns Habitat for Humanity, Rotary Club of North Mecklenburg, the Cornelius Cultural Arts Group, and Cornelius Elementary PTO.

Staying involved locally also helps Kay understand what is happening beyond real estate and connect clients who are new to the area with organizations and opportunities that fit their interests.
